Notes to designer / dev

• Expected publishing cadence: roughly one post per quarter (confirmed by Pierantonio on 18/05/2026). Size the news section on the home page to 3 cards assuming this rhythm.
• No category/tag filters in v1. In v2, consider adding a filter by type (residential / commercial / hospitality / community / advisory) and by year.
• If the home page shows “Recent transactions” with 3 cards but fewer than 3 posts exist, show only the available cards, no placeholders.
• The meta block at the top of individual posts (see news/en/via-bazzini-milan-operation.md) is to be converted into Astro YAML frontmatter during Content Collections setup.
