RAM Solutions has participated as co-investor in the operation led by the Mi.To Real Estate fund on the property at Via Bazzini 4, Milan, in the area between Loreto and Città Studi. The transaction, with an overall value of approximately € 25 million, closed in April 2026.

The asset is a six-storey freehold building of approximately 4,500 sqm. The transaction strategy entails the renovation of common areas, followed by the fractioning of the property into 40 residential units to be sold individually.

The acquisition was structured through a real estate securitisation vehicle designed by Crea.Re Advisory, which made it possible to aggregate different investor profiles. The Mi.To fund led the deal as sponsor and subscriber of the junior notes. RAM Solutions’ participation was developed within the consolidated partnership with Krios Real Estate, which acted as placement agent for the fund’s units alongside other partners such as Yeldo. RAM Solutions participated as fractional co-investor, subscribing instruments of the vehicle.

The Mi.To fund, managed by Green Arrow Capital, is specialised in urban regeneration operations with short investment cycles (3-4 years) and high double-digit returns, focused on prestigious freehold assets in the most established Milanese contexts. With Via Bazzini, the fund’s portfolio rises to eight investments, following the recent acquisitions on Via Vivaio and Via Paracelso, and consolidates a strategy concentrated on the Turin-Milan axis.

For RAM Solutions, the operation is a representative example of its fractional co-investment approach alongside institutional sponsors on selected assets in the deepest Italian urban markets.
